SDL Property Auctions experiencing a buoyant auctions market with an increase in high-profile portfolios

SDL Property Auctions is reporting a significant increase in the number of large property portfolios it is being instructed to sell, as well as a rise in lots for sale in its upcoming National Property Auction.

The news comes as the auctioneer has been instructed to sell two separate portfolios in its National Property Auction on Thursday 30th March, as part of a 200 lot catalogue – only weeks after it sold a 33-strong portfolio in the North East for £2.5m, and an East Midlands investment of 40 student rooms for £1.5m.

The two portfolios comprise 23 one and two bedroomed apartments in the same building at Tobacco Wharf in Liverpool, with a total guide price value of £2.5m, and 17 tenanted terraced properties across the North East of England all let on 20+ year leases to a care provider, all going under the hammer later this month.

The 23 apartments at Tobacco Wharf in Liverpool all have tenants in situ, with a combined rental income of £200,000pa. The stylish development, a former factory, has city and canal side views and is located on the fringes of the city’s vibrant and cosmopolitan centre. It is understood there is scope for a rental increase, subject to the current tenancy agreements.

In the North East, the 17 tenanted properties are all let to Sanctum Community Housing on leases of over 20 years and offer the new owner a total annual rental income of over £115,000; a long term high yield investment. Located in Horton and Peterlee, the terraced houses are all three bedroomed and have a total guide price value of £1.5m.

The portfolios are being sold in the live-streamed National Property Auction on Thursday 30th March and are open to remote bidding online, on the phone and by proxy. Block viewings are currently taking place for the non-tenanted properties which can be booked on the SDL Property Auctions website.
