Unique development opportunities are the stars of the show in SDL Property Auctions’ October catalogue

SDL Property Auctions have launched their October catalogue, which features 159 lots from across the UK, including a number of truly unique opportunities, including a boathouse, water tower and a derelict former farm cottage.

In Nottinghamshire, the Former Pinxton Youth Centre offers great potential for alternative use, subject to the necessary planning consents being obtained. The site’s total area extends to 1,608.9 square metres and is ripe for redevelopment – with the possibility to become residential, office or leisure accommodation, especially with its central location within the community. With a guide price of £170,000+ plus fees, this could make a fantastic project for the right buyer.

Managing Director and Auctioneer Andrew Parker said: “It’s always interesting to sell properties such as this at auction, as you often don’t know what the buyer has planned for the site. This particular location certainly has bags of potential for a variety of uses and it will be exciting to see what its future holds, and what additional benefits it could bring to the local area.”

On the Norfolk coast, a different type of opportunity presents itself to acquire The Ark in Winterton-on-Sea. The property itself is steeped in history and was originally constructed in 1930 as a holiday home, before being commandeered by the Army when World War II broke out in 1939 and is also believed to have been used as a Scout Hut. It now has planning permission for demolition and the erection of a three bedroom, detached chalet bungalow. With a beautiful location within the boundaries of a protected National Nature Reserve, and being just a short walk from the beach, this is a fantastic opportunity for anyone looking to make a truly historical site a home. The property has a guide price of £210,000+ plus fees.

A different kind of opportunity by the water will be going under the hammer in Leicestershire, with the sale of The Boathouse and Moorings in Cossington.  This 0.36 acre site consists of a large boathouse as well as 3 boat moorings on the banks of the River Soar, and benefits from connections to both water and electricity. The currently owner previously lived on a Narrow Boat on site, with the moorings being classes as ‘off line’ and therefore not requiring a licence. This is a once in a lifetime opportunity to acquire such a site, and it has a guide price of £250,000+ plus fees.

In the North West, Everton Water Tower in Liverpool is coming to auction, giving a buyer the opportunity to secure the chance to develop a iconic landmark into a scheme of luxury apartments and event space. The building itself dates back to 1857, and benefits from planning permission and listed building consent being in place for future works and renovations. With great potential for added value for the eventual buyer, this could be a lucrative purchase with a guide price of £150,000+ plus fees.

Finally, in Ashbourne in Derbyshire is Mercaston Lane Cottage, which is being offered for sale in partnership with John German. This derelict former farm cottage is ripe with potential for redevelopment (subject to obtaining planning permissions) in a beautiful rural location, surrounded by nature. The existing cottage benefits from a sizable footprint, including two reception rooms, a kitchen, pantry, bathroom and two bedrooms to the first floor, as well as a traditional barn rang and brick outhouse. With a guide price of £475,000+ plus fees, this is a fantastic opportunity for any local developers to transform the site into a unique home.

Andrew continued: “Property auctions have always been a fantastic place to secure a unique property that you wouldn’t ordinarily find on the open market, and this month’s auction is certainly proof of that. It’s a pleasure to bring such individual properties to auction and there are already a number on the books for our November sale too.”

These are just a few of the opportunities being sold in September through SDL Property Auctions, with the October National Property Auction featuring a great range of homes, apartments, commercial properties, land and more, suiting every requirement and budget.
