See inside these stylish shared houses going under the hammer this month

As the popularity of Houses in Multiple Occupation shows no sign of abating, SDL Auctions has some good news for Derby landlords with a series of suitable properties going under the hammer this month.

HMOs are increasingly popular, providing affordable accommodation for young adults keen to live independently.

And some properties are agreeably luxurious, such as 1172 London Road in Derby, with its modern communal kitchen diner, Minton tiled flooring and en suite shower rooms to most of its rooms.

Refurbished last year, the high-yield property is fully compliant and licensed and produces a rental income of £41,220 per year. Further towards the city centre on the same road, 699 London Road in Alvaston has been recently refurbished to HMO standards and is expected to achieve a rental income of £23,500-£24,000 per year.

Within walking distance of Pride Park and conveniently positioned for Rolls-Royce and Bombardier, the three-storey property has five bedrooms, a quality fitted breakfast kitchen and is tastefully decorated throughout, retaining some original features. The guide price is £165,000+.

A similarly elegant property can be found on the opposite side of the city, at 77 Uttoxeter New Road, a fully licensed HMO with a guide price of £370,000+.

This imposing three-storey Victorian town house has eight bedrooms, all with luxury en suites, an impressive Minton-tiled entrance hallway and a spacious fitted kitchen diner with separate utility room. The rooms are currently let to young professionals and it produces a rental income of £44,040 per year.

Robert added: “Investing in an HMO can be extremely rewarding, with high yields and less exposure to void periods, as if one tenant leaves, you continue to receive income from the remaining tenants. It’s no surprise that more and more landlords are investing in HMOs so we are delighted to be able to feed that demand with a fantastic selection of properties in our September auction.”
