Properties for all budgets available in SDL Property Auctions’ May catalogue

With everything from small parcels of land to large scale investment sites featuring in SDL Property Auctions’ May catalogue, which features over 180 lots from across the UK, there’s sure to be options for all buyers in this month’s auction.

In the Jewellery Quarter in Birmingham, 9-10 Great Hampton Street presents a great opportunity to acquire an income generating property in a prime location, and has a guide price of £2,500,00+ plus fees. Set out over 14,000 sq. ft., the property currently generates £51,620 per annum in rental income while part let, with the potential to generate a further £75,000 per annum by letting vacant areas. Currently arranged as 11 offices, two apartments, one former factory, one basement and two retail units, there is also potential to develop the rear area in apartments, subject to planning consents.

Managing Director and Auctioneer Andrew Parker said: “It’s fantastic to be able to bring significant investment properties like this to auction – especially when they have great potential to be developed further and increase their rental income. It’s also in a stone’s throw of the city centre as well as key railways stations in the area, making its location very lucrative. It will be interesting to see what result this can achieve on the day.”

The West Midlands also plays home to two different investment opportunities. In Solihull is a plot of land between 22-24 and 26-28 Sandy Hill Road, which lies within an upmarket residential estate. While any development work would naturally be subject to planning consent being obtained, it still presents a quirky opportunity for a lucky buyer to obtain a parcel of land to call their own – and with a guide price of just £3,000+ plus fees, it’s sure to interest many bidders on auction day.

In Wolverhampton on the other hand is 24 Nine Elms Lane, a one bedroom flat, which is currently generating a rental income of £4,500 per annum. Previously used as a shop, the property was converted into a flat some time ago, giving it a unique appearance on Nine Elms Lane. The current rental income also means a yield of 9.78% based on the guide price of £46,000+ plus fees, making this a great option for anyone looking to make their first move into property investment.

Moving out of the West Midlands and into Derby, 918 London Road in Alvaston Road could be an investor’s dream. Currently producing £4,560 per annum in rental income, the property would lend itself to a scheme of refurbishment, meaning this could increase once works are complete. The property also sits in an established residential location, popular with first time buyers and families alike, and with a guide price of £55,000+ plus fees it is sure to be one of the highlight sales on the day.

Finally, in Crewe there is a ‘blessing’ of an opportunity with the sale of Minshull United Reform Church, in partnership with Wheatcroft and Lloyd. This is a Grade II listed chapel that could become a truly unique family home, with its guide price of £50,000+ plus fees.

Andrew said: “It’s always exciting bringing unique properties to auction and this month’s catalogue is no stranger to that, especially when working with our estate agency partners from across the UK. This would be a great buy for any developers or individuals who are looking to create a one of a kind home for themselves, all within a quaint country location.”
