Land sale provides opportunity to build seven new homes near Wirksworth

The sale of a plot of land is an excellent opportunity to build seven new homes in the Derbyshire Dales with views across the Ecclesbourne Valley.

The land to rear of 14 & 20 Bolehill Road, Bolehill, in Wirksworth, is to be sold at SDL Auctions Graham Penny’s auction at Pride Park Stadium in Derby, on Friday 13 December with a *guide price of £400,000+.

The 0.68-acre site has full planning permission from Derbyshire Dales District Council to erect two pairs of spacious semi-detached homes and three detached houses.

Robert Stone, head of auctions East Midlands at SDL Auctions Graham Penny says it’s a fabulous opportunity for any sized developer.

“It’s very rare for a plot of building land to become available in such a beautiful area of Derbyshire. The site has stunning views across the Ecclesbourne Valley and is close to countryside walks as well as the convenience of Wirksworth’s town centre amenities.”

Initial clearance work has been carried out on the site to remove 1,200 tonnes of earth to create the levels in preparation for construction to begin. Although the planning permission was granted in 2014, because of this initial work it is still considered live – and a letter from Derbyshire Dales District Council confirms this.

An existing dwelling, 14 Bolehill, requires demolishing to make way for the north-east access into the site.

The location is ideal for those looking for the perfect blend of town and countryside. Bolehill is surrounded by countryside, with Black Rocks Country Park and the High Peak Trail nearby for walking, cycling, climbing and exploring. But it’s just a 20-minute walk or a few minutes’ drive into Wirksworth town centre, where you’ll find a good array of shops, cafés and an independent cinema.

The town is popular with residents and visitors alike, who flock to its annual arts festival, as well as to year-round attractions such as The National Stone Centre and Mount Cook Adventure Centre, The Ecclesbourne Valley Railway, its new award-winning Heritage Centre and a spectacular StarDisc, a modern stone circle star chart which provides an atmospheric venue for events such as outdoor cinema screenings, concerts and weddings.

Robert added: “Wirksworth is a small town with a huge amount going for it. There’s always something happening here and there’s a creative buzz about the place. Bolehill sits at the top end of the town, and developing the site available here is a chance to make your mark on the local landscape, as well as provide homes which are sure to be highly sought-after.”

Land to rear of 14 & 20 Bolehill Road is due to be sold by SDL Auctions Graham Penny at Pride Park Stadium, Derby, on Friday 13 December with a guide price of £400,000+.
