A scarce opportunity to acquire an excellent area of grazing land located right on the fringe of village located between Mount Pleasant Road and Milton Road, with access off Springfield Road.

 

For several years the land has been used for grazing and is well suited for that purpose.  It is well enclosed within a ring fence.  There is vehicular access off Longlands, and a further pedestrian access off Springfield Road.

 

The land is being sold by reference to the Land Registry plan.  It is also subject to an option agreement in favour of Hallam Land Management for a period of 21 years from 16th October 2003.  A copy of the agreement is available which, inter-alia sets out the terms of compensation to the owner should the option be exercised.

 

Directions

Proceed into Repton to the cross and then follow Milton Road past Brook Farm round the sharp right hand bend, continuing for some 200 yards before turning right into Springfield Road.  Just after the entrance to Repton Primary School turn left onto Longlands and proceed to its extremity when the land will be found enclosed by vehicular gates.

The Conditions of Sale will be deposited at the offices of the auctioneers and vendors solicitors/licensed conveyancers seven days prior to sale and the purchaser shall be deemed to have knowledge of same whether inspected or not.  Any questions relating to them must be raised prior to 11.30 am.  Prospective purchasers are advised to check with the auctioneers before the sale that the property is neither sold or withdrawn.

 

The purchaser will also be deemed to have read and understood the auction conduct notes printed within the sale catalogue.

Note

Prospective purchasers will need to register within the auction room before the sale commences.  Two items of identity will be required together with an indication of how a contractual deposit will be paid.  We do not take cash or credit card deposits.
