Cheshire village development site heads to auction

A former parish rooms in the sought-after village of Ashton Hayes, near Chester, is set to go under the hammer this month. The property, which was given to the community a century ago but had become too costly for the parish council to run and maintain, has been put up for auction with scope for residential redevelopment, with a guide price of £95,000+.
The Parish Rooms, in the centre of Ashton Hayes village, will be sold by SDL Property Auctions, part of Eddisons, in partnership with local firm, Cavendish Estate Agents, in a live streamed auction on Thursday 28th August.
The property, previously used as a playgroup and community facility, currently includes a main hall, kitchen, storage areas, toilets and loft space. Architect drawings for a two-bedroom house conversion have already been prepared, although auctioneers say any redevelopment would be subject to planning.
Andrew Parker, partner and auctioneer at SDL Property Auctions, said: “This is the kind of opportunity that rarely comes to market in a fantastic village like Ashton Hayes. It’s a well-located, characterful and historic building, with potential for change of use, and we expect interest from both residential developers and private buyers looking to create a bespoke home in an established and close-knit community.
“Alternatively, there is always the possibility that it could be bought by a local group who could continue to utilise it as a community facility.”
Located around eight miles from Chester, six miles from Tarporley and close to Delamere Forest, Ashton Hayes is known for its strong community infrastructure. Local amenities include a community shop, primary school, nursery, and a pub currently being restored by local residents. Mouldsworth station, a mile from the village, provides rail links to Chester and Manchester, with the A55 and M56 also nearby.
