Wideshaft is a cul-de-sac off Hall Farm Road, in a quiet established residential area but in close proximity to Swadlincote town centre.

The former Lincote Centre was built for the County Council in the 1980's and has since become surplus to requirements.  Planning consent has been obtained for its demolition and the erection of four pairs of semi-detached houses – 6 x 2 beds and 2 x 3 bed.

This is an infrequent but attractive opportunity where it is considered that the built units would be well sought after.

Prospective purchasers are asked to note that there is a tree preservation order on the six trees to part of Wideshaft frontage and that the existing access could be utilised to serve six of the proposed eight new dwellings (see sketch plan).

Planning Details

Directions

From the centre of Swadlincote take Civic Way and at the top roundabout turn left onto Midway Road.  After 200 yards turn right onto Hall Farm Road, first left onto Wideshaft and the site will be found on the right hand side just before the turning area.

Conditions Of Sale

The Conditions of Sale will be deposited at the offices of the auctioneers and vendors solicitors/licensed conveyancers seven days prior to sale and the purchaser shall be deemed to have knowledge of same whether inspected or not.  Any questions relating to them must be raised prior to 11.30 am.  Prospective purchasers are advised to check with the auctioneers before the sale that the property is neither sold nor withdrawn.

The purchaser will also be deemed to have read and understood the auction conduct notes printed within the sale catalogue.
