Property Description

FOR SALE BY AUCTION: THURSDAY 5TH DECEMBER 2013

AT PRIDE PARK STADIUM, DERBY

COMMENCING AT 11.30 AM

A rare opportunity to acquire a highly individual and intriguing development opportunity, set back from a quiet cul-de-sac along a private driveway, and located behind a very fine Victorian period property.  The two storied brick built former coach house also has planning consent to construct a link incorporating a garden room and an extension on the south elevation, to form a highly desirable and individual three bedroomed detached dwelling.  It should be noted that plans have been drawn up for an alternative scheme but not submitted to the local planning authority.

Etwall is a consistently popular residential village to the west of Derby offering a full range of amenities and leisure facilities for day-to-day requirements, but well located for major transport routes.  It lies within the John Port catchment area, and the property is close to open countryside.

If developed in accordance with the approved plans, the accommodation will comprise

Reception Hall with two flight stairs off to first floor, Study Area, Utility Room, Wet Room, Dining Area through to a Garden Room and in turn to a Large Living Kitchen.  At first floor level there will be a Master Bedroom with En-Suite Shower Room and Separate Dressing Room, Principal Bathroom and Two Further Bedrooms.  Garaging for two cars, one integral and one attached.

To one side of the property is a substantial area of private garden.

Planning Details

The building and site has the benefit of planning permission granted by South Derbyshire District council under reference 9/2013/0095/FM for change of use from workshop to a residential dwelling and the erection of a link to garage incorporating a garden room and an extension on south elevation.  The consent was granted on 25th April 2013.  A copy of the decision notice together with drawings are available from the auctioneers upon request.

Directions

Leave Derby through Mickleover on the A516 continuing for some 3 miles to Etwall.  At the first traffic island take the first exit and proceed into the village.  Continue past John Port School on the right hand side before turning left into Egginton Road and continue along for a third of a mile when, just before open countryside, a left hand turn into a slip road will be found.  Turn to the right and 89 Egginton Road is on the left hand side.
