Situated about half way down Bath Street, and opposite Wilton
Place, an opportunity to acquire a very substantial three storied mixed commercial
and residential property which has planning consent for a scheme of alteration
and conversion to form a retail unit at ground floor level, two large two
bedroomed flats at first and second floor levels (with planning consent for a
further flat in the roof space), and a rear yard with further brick outbuilding
(part dilapidated) with planning consent for two additional residential units.

Much of the work to the main building has been started.  The top floor flat is ready for second fixing
and the middle floor flat has progressed almost as far.  They provide very spacious living
accommodation which is self-contained, whilst the retail unit is extremely deep
and split level.  NOTE : there is a prospective tenant for the retail shop once
conversion is complete.

Planning consent was granted in April 2012, and a considerable
start has been made on the conversion scheme insofar as the main building is concerned.

If developed in accordance with the approved drawings, the
property will provide the following –

Retail Sales Shop

Having a good road frontage, split level floor area and
particularly deep.  It will also include
a kitchen and disabled wc facility.

An internal hallway with separate entrance to the street will
provide access to first and second floor flats, as well as to the building at
the rear of the premises.

First Floor Flat

Will comprise landing area with large walk-in store, two bedrooms,
bathroom/wc, large living room with box bay window and kitchen area.

Second Floor Flat

Will comprise landing area, bathroom, two double bedrooms, large
living room with kitchen area.

NOTE

The majority of the conversion work to the two flats has already
been undertaken.  The second floor flat
is ready for second fixing, with the first floor flat almost at the same level.

At the rear of the property is an enclosed yard area with an
existing two storied outbuilding, mostly dilapidated but which has planning
permission for renovation and conversion into two one bedroomed semi detached town
houses.  Each would comprise a large
living room with kitchen area, first floor double bedroom and bathroom.

Planning Details

The property has the benefit of planning consent granted in April
2012 and a copy of the drawings relating to it are available from the
auctioneers on request.
