Occupying a popular and much sought after location the sale of
this individual building plot with detailed planning consent approved presents
a rare opportunity for the developer or self-builder.

Planning consent was approved by Amber Valley Borough Council on 4th
March 2008 under office code AVA/2008/0116.
Although this was granted for a period of 3 years, the planning is still
valid because the footings have been excavated and therefore development " is
deemed to have commenced".

If built in accordance in with the approved plans, the bungalow
would comprise central entrance hallway, sitting room, dining kitchen, master
bedroom with en-suite shower room, further double bedroom, bathroom, garage and
garden to rear.

The plot occupies a pleasant location backing directly onto open
countryside and must be viewed to be fully appreciated.

Belper is a popular market town with a good range of amenities
available locally including shops, schools and leisure facilities. The nearby
A38 provides swift onward travel to the north and south, Derby City centre is approximately
7 miles to the south offering a more comprehensive range of amenities.

Directions

The approach from Derby is via the A38 heading north.  Leave the A38 as signposted for Kilburn and
Coxbench and the T-junction bear right onto Derby Road (B6179) heading
north.  Follow this road until reach the
cross roads at Rawson Green and then bear left onto the A609 as signposted for
Belper.  Climb up the hill into Bargate
and proceed straight ahead at the cross roads into Kilbourne Road.  Proceed down the hill and number 192 is
