Property Description

The sale of Bellamour Old Hall and Coach House is a unique opportunity to acquire a historic country residence set on the fringe of the hamlet of Bellamour, surrounded by open countryside, lying just north of the village of Colton.

The property is within access of Rugeley and Lichfield to the south whilst Blithfield Reservoir and Abbots Bromley lie to the north. It is well placed for access to larger centres, the motorway network and west coast main line train service.

It is extremely rare that such a property comes to the market particularly including the historic ruins of a former stone built hall which could be exploited by landscaping to provide a real feature to a highly desirable, extensive country residence.

The Coach House is of brick construction, has two floor accommodation, and an approved scheme of conversion which will provide approximately 4,400 sq ft of living and work surface within a very striking building approached by a private drive (shared for the initial part), culminating in a large parking and turning area to front, with proposed island feature.

The approved plans provide for

A ground floor level a spacious entrance hall with cloaks/wc off, sitting room with two sets of front doors to terrace, dining room, family kitchen, utility room, rear entrance lobby with further wc, large studio/office workspace in two compartments, one having a wc and a kitchen area, and a spiral staircase to part of the first floor accommodation.

From the main landing which is approached via a winding staircase, there is a passageway leading to the master bedroom with en-suite facility and access door to first floor office/work space also approached by the spiral staircase referred to, guest bedroom with en-suite facility, principal bathroom and two further double bedrooms with Jack and Jill en-suite.

It will be evident that there is ample space for further bedroom accommodation as desired.

Externally there is provision for attached garaging.

The principal elevation is broadly west facing. To the east side of the coach house and adjoining the field boundary is the ruin of the former Bellamour Hall which is a listed structure, believed to date from about 1635.

Planning Details

The building has full planning approval under reference 08/00818/COU granted by Lichfield District Council. On account of a significant quantity of work which has commences, the local authority have confirmed that the planning approval will not expire in September 2011.

Full plans approval have been passed by Lichfield District Council as complying with building regulations, with certificates dating 20th June 2011. Planning conditions have been discharged.

Further detailed drawings for windows and doors, together with landscaping are available as is a structural survey both for the Coach House and the Hall ruin. In addition there is an archaeological report which is available to a prospective purchaser. The excavation to the ruin as required by the planning approval is complete.

AUCTIONEERS COMMENT

This is a rare and exceptional opportunity to acquire a development opportunity within the context of an historic site which is of particular interest. On site inspection is strongly recommended.
