Property Description

Occupying a part commercial, part residential area close to the centre of Long Eaton, this traditional former textiles mill which extends to approximately 11,715 sq ft or thereabouts (excluding the mezzanine office space) and currently part let and part vacant currently producing £9,100 per annum, offers an interesting and rare opportunity to acquire a potentially high yielding investment property.

Long Eaton is a large town within Erewash Borough and has a wide range of commercial industries based locally. It also has a good range of shops, schools and leisure facilities and is handily situated approximately mid-way between Derby and Nottingham and within approximately one mile of the M1 motorway at junction 25.

Directions

The approach from Derby is via the A52 heading east leaving the dual carriageway at the junction with the M1 and following the signposts for Long Eaton along Bostocks Lane. At the mini roundabout turn right into Longmoor Road which in turn becomes Petersham Road (B6002) and then at the next roundabout turn left into Derby Road. Continue past Trent College on the right hand side and then eventually turn left into Bennett Street. Continue along Bennett Street for approximately quarter of a mile and number 185 can be located on the left hand side as denoted by our for sale by auction board.
