Residential Development

Property Description:

***Freehold Residential Development Opportunity***

The property is situated within the settlement of Westhouses, approximately 1.5-miles north-east of Alfreton. The position is convenient for the A61, which provides a connection to Clay Cross and Chesterfield to the north, and for junction-28 of the M1 motorway. The immediate surrounding uses are residential, primarily in the form of ribbon development, adjacent to Alfreton Road.

Interestingly the property now has been given full planning approval by Bolsover District Council (23/00242/FUL) for the conversion to two residential dwellings. The approved plans, illustrate a thoughtfully designed scheme that will surely appeal to local builders and developers.

The property was constructed in or around 1897 as a primitive Methodist Church, and is of traditional brick construction under a pitched roof over clad with clay tiles. The Chapel has painted stone headers and sills, and UPVC double glazed windows to the side and front elevations. There is a stained-glass window to the upper wall of the front gable, within an arched stone header.

At some stage, the Chapel was extended to the rear with a two-storey addition, providing lower ground floor space, together with Assembly Room and Vestry to the first floor. The Chapel is open to eaves, and has suspended timber floor with hardwood screen facing the front entrance doors. To the rear of the Chapel is a raised Altar, beyond which are two rooms leading to the Assembly area and Vestry. There is a kitchen and WC, and external staircase leading to the rear grounds. There is access through to storage areas, former coal store, and boiler room. Externally, the property is set back from Alfreton Road, and a brick wall forms the boundary to the pavement, with gated access and a ramp leading to the front entrance. There is a passageway to the side, and to the rear is a parcel of land with a southerly aspect.

Tenure:

Freehold. Vacant possession upon completion.
