Property Description

Occupying a very pleasant position, the plot forms a substantial proportion of the front garden of number 59 Doles Lane and in total extends to about 238 square metres.

Planning consent has been granted for the construction of a three bedroomed detached house.  If constructed in accordance with the approved drawings it will comprise an entrance porch, entrance hall with cloaks/wc off, separate cloaks cupboard, dining kitchen, lounge, master bedroom with en-suite shower room, principal bathroom and two further bedrooms.  There will be gardens to front and rear, and an attached garage.

A further application has been approved which would extend the lounge in substitution for the attached garage and approval is awaited.

Planning Details

The site has the benefit of planning consent granted by South Derbyshire District Council under reference 9/2008/0403/F dated 2nd June 2008.  A copy of the decision notice together with the approved drawings is available from the auctioneers on request.

Directions

From Derby City centre either proceed via the A38, or Rykneld Road to Findern roundabout and follow the road into Findern.  Initially this is Burton Road and after a strong left hand bend becomes Doles Lane.  Proceed into the village and, just after passing Bakeacre Lane on the left turn right into an un-adopted forecourt area which serves a number of dwellings off a private drive.  Number 59 will be found immediately on the left.
