Impressive former coach house and stables in beautiful location.

Tucked away in the enclosed hamlet of Eagley Bank on Andrew Lane, Bolton is a unique property of some considerable merit.

Eagley Bank Coach House and Stables form part of a group of Grade II Listed Buildings dated from 1860 or thereabouts which include Eagley Bank (a large house) and Eagley Bank Cottage.

The property is situated in the Eagley Bank Conservation Area two miles North of Bolton Town Centre convenient for all local amenities.

The properties were built by Sir John Holden, who lived nearby at Ollerton House, now referred to as Sharples Hall. Sir John was the renowned Mill owner, benefactor and philanthropist whose Mill stands proudly on nearby Blackburn Road.

The Coach House and Stables are presently unused and are approached by a stone setted yard leading to Andrew Lane. The immediate environs of the property are that of a residential courtyard this being the original farm yard. The Coach House is a striking stone and slate built building of imposing appearance with a prominent Clock Tower. The building is of dressed stone with hand worked quoins, cills and reliefs to windows, stone set corbelling and feature apex and elevation panels. The roof is of slate with hipped formed slopes. The Coach House is a later brick edition. Internally, The Stables provide a lofty area to an open trussed ceiling with heavy hand carving to stonework and impressive turned woodwork. The interior is remarkable in its detail indicating a true respect for the horses of the family. Horses were of course status symbols in their time much as we view cars today.

Residents of Eagley Bank recall the story of the Clock Tower which was apparently added so as to be in view from both Ollerton House and Sir John’s office in the Mill.

The property is in two parts The Stables (under the Clock Tower) and The Coach House. These two parts provide approximately 2,000 sq.ft. (185m²) of lofty floor space. In respect of residential re-development potential part two storey accommodation should be possible (subject to overall design). The property is enhanced by a south facing garden.

Bolton Metro developed a Planning Brief for Eagley Bank Coach House and Stables in February, 2001. This states that an acceptable use for The Coach House would be Residential and other uses which are judged to be compatible with this residential area would be considered on their merits.

This is therefore a once in a lifetime opportunity to buy a small piece of our Industrial Heritage and develop a truly one off home.
