Property Description:

A purpose built outdoor education centre and outbuildings, set in some 8.9 hectares (20.23 acres) or thereabouts.

Outside:

Immediately surrounding the centre is an element of hardstanding and fields used for recreational purposes. Brick built garages for four vehicles, former Centre Managers bungalow, wooded area and further fields, sloping upwards in a southerly direction.

Tenure:

We understand that the property is sold with a new 150 year Lease, at a peppercorn ground rent with vacant possession upon completion. In a Conveyance dated 17th June 1927, the Title contains a restrictive covenant which only allows the property to be used as a Boys Camp School. The grant of the Lease will therefore be subject to the restrictive user clause, limiting its use to education and outdoor residential education use only in line with the restriction.

Bell Heath Outdoor Education Centre is located to the east of Belbroughton, Worcestershire. The site is accessed off Quantry Lane approximately 3 miles from Junction 4 of the M5 motorway.

Planning:

All initial planning enquiries can be made to Robert King or Lucy Berry at Birmingham City Council on 0121 303 3928. All prospective purchasers should note that in a Conveyance dated 27th June 1927, it states that the site can only be used as a boys camp school, full details of the covenant can be found within the legal pack.

Services:

Prospective purchasers are advised to make their own enquiries of the relevant statutory providers, as to the position/availability of mains services on, in or adjacent to the site.

Ground Conditions & Contamination:

Prospective purchasers must undertake their own investigations with regard to ground conditions and contamination and fully satisfy themselves as to the suitability of the site for any use they may propose.
