The site is situated in an established residential area close to the edge of the popular village of Rocester, adjacent to open countryside. It is conveniently placed for ready access to all village amenities including shops, school, pub, church etc.

Planning Details
The site, which lies partly within a conservation area, has considerable development potential for a high quality residential development. Detailed planning permission has been granted under application number P/2015/00297 for the erection of 4 superior dwellings with garages and with access taken directly from Mill Street. Listed Building Consent has also been obtained (application number P/2011/01573/JPM ) to take access through the front boundary wall.

General Information
In recent years, Rocester, which is the home of the headquarters of the world renowned excavator manufacturers JCB has undergone some significant changes. The substantial development of the village centre has seen the construction of new shops and facilities and there has also been significant additional residential development.

As noted above the development site was once part of the garden of the property known as Millholme which is a listed building and which is now owned by JCB and is used for accommodation in connection with the JCB Academy which is located on the opposite side of Mill Street partly within the former Tutbury Mill, a late 18th century textile mill originally developed by Sir Richard Arkwright. The historical associations of the area however extend much further back as Rocester was an important settlement in Roman times and also on the north side of Mill Street opposite the development site is the site of a 12th century Augustinian abbey.
Rocester is well placed for communications across the Midlands and beyond. The A50 trunk road has convenient links to both the M1 and M6 motorways, the market town of Uttoxeter, to which there are regular bus services and where there is a railway station, is approximately 5 miles away.

Site Access
The listed building consent effectively give permission for vehicle and pedestrian access through the front boundary wall in the position shown on the plans.

When the sale of the subject site to the successful purchaser is effected then the vendors current right of access through Millholme yard will cease. This means therefore, for the avoidance of doubt, that there will be no access to the site through the yard for the purchasers.

Approval of Plans
The vendors have approved the plans which have received the appropriate consents. They will require the right to approve plans for any other or amended development put forward by the purchasers.

Freehold. Vacant possession on completion.

Conditions Of Sale
The Conditions of Sale will be deposited at the offices of the auctioneers and vendors solicitors/licensed conveyancers seven days prior to sale and the purchaser shall be deemed to have knowledge of same whether inspected or not.  Any questions relating to them must be raised prior to 11.30 am.  Prospective purchasers are advised to check with the auctioneers before the sale that the property is neither sold nor withdrawn.
