There are many advantages of selling at auction, and the whole process can take as little as six weeks, or even as little as a month. When the hammer falls, your property is sold, and contracts are exchanged in the auction room. The buyer is required to pay a deposit of ten percent of the purchase price. No further negotiations are possible, so that you have the security of knowing that the sale is binding. You will immediately exchange contracts. The auction process
We offer conditional and unconditional (traditional) sales, both in the auction room and online. In the conditional auction, the successful buyer pays a reservation fee and has 28 days to exchange contracts from the end of the specified time period.
Prior to the auction, marketing activity will be condensed into a month, minimising the disruption to you through viewings. You can begin the process by asking for a free auction appraisal to find out about timescales and the potential costs. The auctioneer you choose should be the one who that suits your needs. Once you have chosen your auctioneer, you will need to enter your property into the auction at least four weeks before the auction date. This will ensure that you are included in the property auction catalogue, and that the auctioneer has time to market your property.
With SDL Auctions, your entry fee covers all the marketing costs. A good auctioneer will market your home in the local press, their website, the Rightmove website and distribute the catalogue to potential buyers. Vendors also need to appoint a solicitor who will help prepare a contract of sale and other paperwork. A good auctioneer will liaise with the solicitor to ensure everything is in place.
An auctioneer may receive offers for the property prior to the auction, and at SDL Auctions we will only let you know if these are significant. The reserve price will be your decision, and this will inform the guide price that is advertised just a few days before the auction. The reserve price will remain confidential between the auctioneer and the vendor. If for any reason the property is not sold on the auction day we will inform potential buyers of the reserve price, and continue marketing the property for a further four weeks to try to find a buyer. All you will need to begin this process are two forms of identification and the entry fee.
