How can SDL Auctions help?

There are many advantages of selling at auction, and the whole process can take as little as six weeks, or even as little as a month. When the hammer falls, your property is sold, and contracts are exchanged in the auction room. The buyer is required to pay a deposit of ten percent of the purchase price. No further negotiations are possible, so that you have the security of knowing that the sale is binding. You will immediately exchange contracts. Our large, modern auction rooms regularly attract private buyers, investors, developers and property dealers, widening the potential market for your property.

If your property has unique or special features, or a location that buyers will compete for, an auction will ensure the best possible price. Alternatively, if your property requires renovation or has the potential to have value added, this is also attractive to auction buyers. Finally, auctions can help if you have struggled to sell a property through other means. Tenanted properties are also regularly sold at auction, with the vendor receiving the rent until completion day.

You may be interested in selling quickly because you are moving out of the area or need to relocate, or because you need the money quickly for an emergency. Alternatively, you may have inherited the property and would like to get the property off your hands, or are at risk of having your property repossessed. Finally, auctions can suit people who have had their property on the market for a long time without any success, or whose property needs maintenance work.

While many people see auctions as a way to obtain properties at knock-down prices, in today’s market this is simply not the case. Many of the properties are sold at much higher prices than they were originally marketed by estate agents. The reserve price guarantees that your property won’t be sold too cheaply.

The auction process

We offer conditional and unconditional (traditional) sales, both in the auction room and online. In the conditional auction, the successful buyer pays a reservation fee and has 28 days to exchange contracts from the end of the specified time period.

Prior to the auction, marketing activity will be condensed into a month, minimising the disruption to you through viewings. You can begin the process by asking for a free auction appraisal to find out about timescales and the potential costs. The auctioneer you choose should be the one who that suits your needs. Once you have chosen your auctioneer, you will need to enter your property into the auction at least four weeks before the auction date. This will ensure that you are included in the property auction catalogue, and that the auctioneer has time to market your property.

With SDL Auctions, your entry fee covers all the marketing costs. A good auctioneer will market your home in the local press, their website, the Rightmove website and distribute the catalogue to potential buyers. Vendors also need to appoint a solicitor who will help prepare a contract of sale and other paperwork. A good auctioneer will liaise with the solicitor to ensure everything is in place.

An auctioneer may receive offers for the property prior to the auction, and at SDL Auctions we will only let you know if these are significant. The reserve price will be your decision, and this will inform the guide price that is advertised just a few days before the auction. The reserve price will remain confidential between the auctioneer and the vendor. If for any reason the property is not sold on the auction day we will inform potential buyers of the reserve price, and continue marketing the property for a further four weeks to try to find a buyer. All you will need to begin this process are two forms of identification and the entry fee.
