Property Description

For sale by auction – Thursday 10th July 2014

At iPro Stadium, Pride Park, Derby  DE24 8XL

Commencing at 11.30 am

2-4 Barroon is an extensive property located in the old town centre, where the deeds are understood to go back as far as 1710 when it was originally built as a butchers shop.  However the site is believed to be older than that since the property was built on part of the Donington Castle Moat, which explains why the yard and garden are on two levels.  Part of the supporting/retaining wall to the garden is described as medieval.

Latterly a business known as Home and Garden Centre was run from the property but originally, as butchers premises, there is still evidence of animal pens.  The property is very historical, full of character and lends itself to a variety of other uses subject to any necessary planning permission.

With external access there is a large three bedroomed gas centrally heated flat at first floor level, having the benefit of a security alarm, and with sun room which leads out to the garden.  Whilst the established use is mixed commercial/residential, it is considered that the property could become entirely residential, possibly creating a number of units, or two separate dwellings, there be access to the garden at either side of the site, and subject to any necessary planning permission.  The good sized rear yard is mostly block paved but with some original stone slabs, can accommodate a number of vehicles and there is a good sized carport or covered store.

This historical property is ideally situated and suited to the requirements of both local and incoming concerns both commercial and retail, who might wish to expand or establish themselves, being very near to Castle Donington's shopping centre.  Its historical character would enhance any retail business and be a remunerative investment once renovated.
