The land which extends to a
number of fields, lies adjacent to the built framework of Wirksworth,
has a gated access from Cromford Road but is also accessed via a road from
Bolehill.  From that direction, the
approach is via a bridle track by the Bolehill Institute and commences at the
second field on the right hand side (adjacent to the stone barn which is being
renovated).

The land is all grassed and has easterly and westerly slopes with
a brook course in the bottom.

The land is being sold by reference to the Ordnance Survey plan as
illustrated.

Directions

From Wirksworth town centre take Cromford Road and two thirds of
the way up the hill turn right into New Road.
At the T-junction turn right following the lane down the hill for about
100 yards before turning right where a car park will be found on the left hand
side (opposite the Bolehill Institute).
It is suggested that parking the car at this point with the remainder of
the journey on foot would be advisable.
Alternatively the field can be accessed via a gated track adjoining
Nethercorn on Cromford Road although the gates are subject to a combination
lock currently.

be deposited at the offices of the auctioneers and vendors solicitors/licensed
conveyancers seven days prior to sale and the purchaser shall be deemed to have
knowledge of same whether inspected or not.
Any questions relating to them must be raised prior to 11.30 am.  Prospective purchasers are advised to check
with the auctioneers before the sale that the property is neither sold or
withdrawn.

The purchaser will also be
deemed to have read and understood the auction conduct notes printed within the
sale catalogue.

Note

Prospective purchasers will
need to register within the auction room before the sale commences.  Two items of identity will be required
together with an indication of how a contractual deposit will be paid.  We do not take cash or credit card deposits.

The sale of each lot is
subject to a buyers contract handling fee of £495 (inc VAT) payable on the fall
