Property Description

DEVELOPMENT SITE WITH PLANNING PERMISSION FOR FIVE APARTMENTS.

Occupying a highly regarded and much sought after location of Orrell Park, this freehold development site extending to approximately 0.16 acres represents a rare opportunity to acquire a substantial site with detailed planning consent approved for the erection of five large two bedroomed apartments.

If built in accordance with the approved plans, each of the apartments will comprise hall, lounge, kitchen, two bedrooms and bathroom, the penthouse apartment also having the benefit of a study. There is off road parking for seven vehicles, cycle store and communal gardens also in the approved plans.

The land is situated in a street of large traditional properties and it is considered that an alternative scheme possibly for one or two dwellings may be considered suitable (subject to planning consent).

Orrell Park is a popular area with a good range of amenities available locally including shops, schools and leisure facilities.

Planning Details

Planning consent was approved under reference S/2007/0500 on 22nd August 2007. A copy of the approval notice is attached. Work commenced on site meaning the planning is active and this can be seen on the approval notice dated 1st April 2011 where it states clearly that site work commenced in March 2008 (this work was carried out on the initial working for the foundations). This approval notice has a reference number DOCS/2011/0036 and is also attached to the details. Further approval was granted on 24th June 2011 for the discharge of conditions 2, 3, 4 and 5 and this also states that the Section 106 obligation was signed on 2nd June 2011 and all monies due have been paid. This approval notice is also attached to the details.

If built in accordance with the approved plans the apartments on the ground floor comprise hallway with fitted cloaks cupboard, lounge, kitchen, two bedrooms and a bathroom. On the first floor each of the apartments comprises hall, lounge, kitchen, two bedrooms and bathroom. The top floor penthouse apartment has two double bedrooms, bathroom, lounge/kitchen and study/bedroom three. The site is laid out to provide seven parking spaces, cycle store, bin store and communal gardens to the front and rear.
