Property Description:

The subject property comprises the ground floor of an end of terrace building having both an office and a self contained studio apartment.

The property appears to have had various uses over the years. The original use was likely
residential, although we understand the ground floor was subsequently in retail use for a
number of years. This appears to have been superseded by office use. In 2016, the use of the front part was confirmed by way of a planning application to be a taxi office within the sui generis use class.

The rear part of the ground floor, however, has an independent rear entrance and appears to have been used as a self-contained studio flat since around 2013.

The front part is known as 285 Purley Way and has an entrance on the front elevation, with a metal security shutter. There is a front room and a second room at the rear, with a kitchen installed on the right-hand side. There is a shower room with WC at the rear of the unit. The internal specification of this part is poor, and refurbishment is required prior to occupation.

The unit has a gas-fired boiler providing hot water and central heating, delivered via wall mounted radiators. (not tested)

Purley Way forms part of the A23 and is a major route running on a north-south axis through south London. In a northerly direction it leads towards Streatham and Brixton, whilst in a southerly direction it becomes the M23, just before crossing the M25 motorway at junction 7.

The subject property is located on the east side of Purley Way, on the corner of Jennett Road. This micro-location is characterised by terraces of two storey period housing. Purley Way has two lanes of traffic in either direction, whilst Jennett Road is a short cul de sac.

Purley Way is situated to the west of Croydon town centre, where there is a broad retail offer. However, Purley Way is itself a retail hub, characterised by large retail warehouses.

Nearby occupiers include M&S, Currys, Aldi, Next Home, Carpetright, Sofology, and Hyundai, whilstthere is an Ikea superstore around 0.8 mile to the north.

The nearest rail station is Wandle Park, around 0.3 mile by foot, which provides London Trams services to Wimbledon, East Croydon and various areas of south-east London.
