The land which s broadly within two fields, lies adjacent to the built framework of Wirksworth but is accessed by road from Bolehill although can be accessed via a footpath from Wirksworth itself.

 

By reference to the Ordnance Survey Sheet, one field extends to 2.22 acres whilst the larger field extends to 3.58 acres. The approach is down a bridle track from Bolehill Institute and, at a point where it becomes a public footpath adjacent to the stone barn, access is via an agricultural gate into the smaller field. The land is all grassed and has a southerly slope.

 

The barn mentioned has planning consent for conversion to a holiday let and whilst not being offered for sale in this auction, will be available in a forthcoming auction fairly shortly.

 

The land is being sold by reference to the Ordnance Survey Plan as illustrated.

 

Directions

From Wirksworth town centre take the Cromford Road and two thirds of the way up the hill turn right into New Road. At the T-junction turn right following the lane down the hill for about 100 yards before turning right where a car park will be found on the left hand side (opposite the Boleshill Institute). It is suggested that car park at this point and the remainder of the journey is done on foot. Alternatively the field can be accessed via a footpath from .....

The Conditions of Sale will be deposited at the offices of the auctioneers and vendors solicitors/licensed conveyancers seven days prior to sale and the purchaser shall be deemed to have knowledge of same whether inspected or not. Any questions relating to them must be raised prior to 11.30 am. Prospective purchasers are advised to check with the auctioneers before the sale that the property is neither sold or withdrawn.

 

The purchaser will also be deemed to have read and understood the auction conduct notes printed within the sale catalogue.
