Property Description:

This is a fantastic investment opportunity. This stunning barn is located on half an acre of paddock land in Kilvington, a quaint hamlet within the Vale of Belvoir in Nottinghamshire, and with views to Belvoir Castle.

It is somewhat secluded, recognised for its tranquil countryside and classic English rural scenery. The property is situated in the Newark and Sherwood district, an area known for its rural charm and historical wealth.

The barn spans approximately 2700 square feet and features UPVC double glazing, multiple sliding and French doors that overlook the plot. Construction is concrete block with timber clad insulated timber frame (100mm PIR) and insulated pre-stressed trussed roof, with OSB board and shingle tiled roofing. Exposed oak beams over windows, doors and internal partitions.

We are informed the barn was originally constructed from 2009 to 2021 as a chicken shed, change of use for growing mushrooms was permitted by the Planning Inspectorate in 2024, with the barn currently configured for such use, with extractor fans, and internal partitions, etc. For planning history, reference should be made to the documents as provided on the Newark and Sherwood District Council planning website.

Whilst solar roof panels are fitted, the electric supply is temporary only, as is mains water supply and permeant supplies need to be connected; in this respect, underground ducting is installed to the verge where electrical and water supply lines are located (we are advised at a budget of circa £3k each for the supplies based on enquiries the vendor has made). Mains drainage is not available within the village and thus drainage is to a cess pit within the property boundary.

Note that the adjacent stable block does not form part of the property and seller shall arrange for this to be fenced off if buyer and seller agree it is desirable to do so.

Auction Deposit and Fees

The following deposits and non- refundable auctioneers fee apply:

• Buyers Fee of 1.2% of the purchase price (subject to a minimum of £1,500 inc. VAT)

The Buyers Fee does not contribute to the purchase price, however it will be taken into account when calculating the Stamp Duty Land Tax for the property (known as Land and Buildings Transaction Tax for properties located in Scotland), because it forms part of the chargeable consideration for the property.
