Terraced House

Property Description:

A two bedroom terraced property along with a one bedroom bungalow, with a generous and well maintained garden.

The terraced property benefits from well appointed living accommodation with an open plan lounge/kitchen to the ground floor, and two bedrooms and a shower room to the first floor.

The bungalow is a separate dwelling built on the grounds with it's own separate gated entrance and is currently let to a long term tenant producing £550 pcm. We are informed by the seller that notice to vacate was served to the tenant expiring 19th April 2023 however the tenant will now remain in situ, and has been given notice of a rent increase to £700 pcm from 19th June 2023. We have not been provided with a copy of the notice of rent increase and cannot therefore confirm the increase in rental figure referred to in our marketing. Prospective buyers are advised to make all necessary independent enquiries prior to placing their bid as this will be binding.

The accommodation briefly comprises open plan lounge/kitchen, double bedroom and a wet room and is well presented internally.

The property is located in the desirable village of Rossett, with plenty of local amenities close to hand including shops, pubs/restaurants, primary and secondary schools and transport links to both Wrexham and Chester.

Note

Please be advised that the auctioneers have not personally inspected the property. Prospective buyers are advised to make a viewing enquiry and any other necessary independent enquiries before placing their bid, as this will be binding.

Tenure:

Freehold. Part let/part vacant.
