Property Description

DRAFT DETAILS ONLY- AWAITING VENDOR APPROVAL

Stonebroom is situated about 3 miles north of Alfreton, and has a good range of village facilities for day-to-day requirements, but is also within easy distance of Chesterfield, Derby and Nottingham, with good access to the M1.

The property is believed to be about 200 years old, and was converted into a residential dwelling about 35 years ago, being a former public house.  The house has very extensive gas centrally heated accommodation with the benefit of some double and some secondary glazing.

Externally is a large rear garden, with the benefit of an independent vehicular access, and has the benefit of planning permission for a four bedroomed bungalow.  If that is not constructed, there is alternative planning for a double garage serving the house.

The property would suit large family occupation, may have prospects of division into two separate dwellings, or an element of commercial and residential accommodation as well (subject to any necessary planning consents).  There is significant potential with the property quite apart from the building plot and viewing is recommended. It is understood that other past uses of the premises have been kennels and a beauty salon.

Briefly, the accommodation comprises -

Entrance Lobby, Entrance Hall, Cloaks/wc, Lounge with bay window, connecting Dining Room, Second Lounge, Study/Office, Large Dining Kitchen with secondary staircase.

First Floor :

Main Landing, Three Large Double Bedrooms, Single Bedroom, Bathroom with five piece suite.

Accessed from the secondary staircase -

Rear Landing, Three Double Bedrooms (two interconnected), Bathroom with three piece of fittings.

Outside

Side driveway linking through to rear driveway, with side yard, storeplace and external wc.  Access to large integral garage and workshop, linking with a gym/workshop (the latter having planning consent to re-arrange with kitchen extension).  It could however form further residential accommodation, subject to any necessary consents.

Large rear garden laid out with lawn, shrubs, flower beds, trees and fruit trees, and with planning consent for a four bedroomed bungalow - under reference NED/07/01020/OL granted by North East Derbyshire District council on 17th June 2008 -  accessed from the rear driveway.  If this is not constructed, alternatively there is planning consent for a double garage serving the house.

Parking for several vehicles.

Directions

From the A38 proceed into Alfreton, continuing northwards on the A61 signposted Claycross and Chesterfield.  After some mile and a half, pass through the village of Shirland and towards the end of that village bear right signposted Stonebroom. At the end of  Town End turn right onto Birkinstyle Lane and follow the road for about a mile into Stonebroom.  Number 182 will be found on the right hand side opposite the parish church.

Tenure

Freehold. Vacant possession on completion.
