Two vacant commercial units with former apartments above along with a separate coach house and car park located in Huthwaite, thought suitable for conversion to residential (stpc)
The lot comprises two adjoining mid-terraced brick-built units with pitched roofs at 19 & 21 Sutton Road, currently knocked into one larger unit (ground floor) both benefitting from large frontages with roller shutters on either side and former apartments above, along with a car park / land located off North Street and a separate Coach House off North Street located behind 19 & 21. The units were previously trading as footwear and more recently as an antiques business.
Number 19 Sutton Road comprises ground floor retail area extending to approximately 256 sq.ft along with partitioning with a rear retail area extending to approximately 165 sq.ft and access to rear yard along with under stairs storage and large hallway giving further storage space extending approximately 140 sq.ft and access to the first and second floors which were previously used as residential accommodation and are currently configured as fitting rooms.
The first floor comprises landing, room one extending to approximately 316 sq.ft, room two extending to approximately 145 sq.ft, room three extending to approximately 130 sq.ft.
The second floor comprises landing, room four extending to approximately 306 sq.ft and room five extending approximately 156 sq.ft.
Number 21 Sutton Road comprises a ground floor retail space connected to number 21 extending to approximately 280 sq.ft with a rear storage area extending to approximately 182 sq.ft along with a kitchen extending to approximately 67 sq.ft and access to rear courtyard along with stairs leading to first floor.
First floor accommodation comprises landing, bathroom extending to approximately 81 sq.ft, room one extending to approximately 323 sq.ft (split with a partition wall) and room two extending to approximately 221 sq.ft.
To the rear of the premises there is a large courtyard and a separate Two Storey Coach House extending to approximately 345 sq.ft to the ground floor and approximately 330 sq.ft to the first floor (not inspected). The coach house can be accessed off North Street.
This is tarmacadam and is large enough for circa 10 cars.
We feel the lot offers many different opportunities. It could be separated into two commercial units and the upper storeys renovated into apartments or into an HMO. The external coach house backs onto the car park and could potentially be redeveloped into apartments all subject to obtaining appropriate planning consents. The property could also be simply re-let with minimal expense to three tenants (create a new partition between shops) and would still generate a substantial return on investment and the car park spaces rented out separately.
The property fronts Sutton Road close to the junction with North Street. The car park is located on North Street and the access to the rear coach house is via a driveway from North Street. The units sit within a parade of local retailers with the general area being predominantly up market residential housing. There are new residential schemes in progress within the area due to the huge demand for local hosing. Mansfield town centre is approximately two miles away and Kings Mill Hospital approximately a mile away.
