Property Description:

The property was formerly used as a care home and although not listed, it is within a conservation area. The old house itself is Victorian in period, dating back to around 1850 but has been substantially added to with 1970's bedroom wings specific to its latter day use.

Location

The property is located at the heart of the old town within the Alfreton Conservation area, adjoining the vicarage of St. Martins Church and within close proximity of Alfreton Hall, which was restored in 2006 into a splendid hotel, conferencing, banqueting and wedding venue. Alfreton Park is but a few minutes walk away, via a footpath link that skirts the grounds to the hall.

Alfreton is located on the A61 Chesterfield/Derby Road, conveniently positioned to the A38 and 2 miles from junction 28 M1, ideal for exploring the Peak District National Park and at the same time close enough to the big regional cities of Nottingham, Derby and Sheffield.

With a population of around 8,000 people living in the town and surrounding areas, Alfreton has attracted a number of new housing developments in recent years,notably Avant's prestigious Damstead Park development.

Planning

The principle of development for conversion of the building to residential C3 uses is acceptable in accordance with policy H3 of the Amber Valley Borough Local Plan. New build residential development on previously developed land is also acceptable in principle in accordance with policy H3. As a designated heritage asset within Alfreton Conservation Area and within close proximity of a number of listed buildings the Planning Authority would wish to see the original Victorian part of the building retained although support is given to the demolition of the 20th Century additions and replacement with new housing.
