Property Description:

Occupying a quite stunning elevated rural location, with views over the Ecclesbourne valley and back towards Duffield, Windley Hill Farm and its barns are situated in a truly idyllic location, which must be viewed to be fully appreciated.

This historic old farmhouse with barns, which was until recently part of the Kedleston Estate, offers a truly unique opportunity to acquire a large two storey barn with planning consent approved for conversion.

Planning was approved for changing the use of the barns from agricultural to residential by Amber Valley Borough Council on 6th June 2016. Copy of the approval attached.

If converted in accordance with the approved plans, the accommodation would comprise hallway, large sitting room, study, large family/dining room, breakfast kitchen, utility room, guest cloak room, the first floor would be a master bedroom with ensuite, four further bedrooms, one of which has a further ensuite and family bathroom. Externally the property would have the benefit of gardens and paddocks in all extending to just over 2.4 acres.

Windley is a hamlet situated just off Wirksworth Road, approximately three miles North West of Duffield. Windley itself has the popular ‘Puss in Boots’ public house, which is within walking distance of Windley Hill Farm. Nearby Duffield has an excellent range of amenities, including shops, schools including the noted Ecclesbourne school and leisure facilities including golf course, tennis and squash club, cricket club and a number of pubs and restaurants.

The famous market town of Ashbourne, known as the gateway to Dovedale and the Peak District National Park is located approximately eight miles to the West and offers a comprehensive range of facilities.
