Help your sellers beat the stamp duty deadline
Here’s a very real example. Any sale agreed through private treaty today will almost definitely not beat the 30th June deadline for the stamp duty threshold to change.
A conditional MMoA listing you win today would almost certainly face the same problem. With 40 days from the end of the auction for the buyer to exchange contracts, to advertise the property for long enough to generate bids would take completion beyond the end of June.
