DRAFT DETAILS ONLY.

Halcyon Cottage stands alone on the west side of Duffield Bank, facing westwards and having panoramic views over Duffield, the Chevin and beyond.

The house, which was originally constructed of stone but has a later brick addition, provides accommodation comprising two reception rooms, kitchen, bathroom and three bedrooms, together with a lower ground floor, a detached stone built garage and a terraced style rear garden.  The house is subject to a protected tenancy which commenced in 1982.

The adjoining field of 11.28 acres is sold subject to a summer grazing agreement which expires on 31st October.  It has a predominantly westerly slope extending down to and with frontage to the River Derwent.

This is a rare investment opportunity, the like of which does not come to the market very frequently.  It occupies an outstanding, highly desirable rural location.  In more detail the accommodation provides –

The property is set at a slightly lower level from the road, behind a stone retaining wall beneath which is a gravelled terrace.

The rear garden largely comprises a gravel terrace interspersed with trees and enjoying westward views over the valley.

Detached Garage of stone and tile construction.  The considerable void beneath has no external access although there is evidence to suggest that this was formerly the case.

The field adjoins the terrace and extends down to the River Derwent.  It also has separate road access and extends to about 11.28 acres.

The total area of the property is believed to be approximately 11.4 acres.

Tenancy Details

The house and garden are the subject of a statutory tenancy in favour of Mrs J. Holt who has been in occupation since 1982, at a calendar monthly rent of £99.66.

The field is subject to a summer grazing agreement which expires on 31st October.

If approaching from Derby take the A6 through Allestree and into Duffield.  Shortly after the traffic lights at the end of Broadway turn right by the Baptist chapel and right again following the road over the railway and river bridges and then bearing left up the hill onto Duffield Bank.  After the speed derestriction sign the property will be found on the left hand side after some 200 yards approximately.
