Leave Newtown heading north on the B4389 (Llanfiar Road), passing through the villages of Tregynon and New Mills until you reach the hamlet of Manafon. Continue until just before the end of the village and take a right hand turn as indicated by our auction for sale board. Continue approximately 150 yards until the end of the lane where you will see a footbridge on the right hand side. Cross the footbridge and proceed up the incline along the footpath to the property.

The vendor advises us that there is vehicular access to the cottage, albeit through a ford and along an unmade track.  Interested parties are advised to make their own enquiries in this regard.

vendors solicitors/licensed conveyancers seven days prior to sale and the purchaser
shall be deemed to have knowledge of same whether inspected or not.  Any questions relating to them must be raised prior to 11.30 am. Prospective purchasers are advised to check with the auctioneers before the sale that the property is neither sold nor withdrawn.

The purchaser will also be deemed to have read and understood the auction conduct
