land and also houses a large timber framed building which has vehicular access
from Foxholes Lane.

The land which is being sold by
mortgagees not in possession extends along Foxholes Lane and has substantial
road frontage to Foxholes Lane.  The land
is situated just north of Tansley Knoll which is a small village immediately
adjacent to Tansley which together with Tansley Knoll has a limited range of
amenities.  Tansley is approximately 2
miles to the east of Matlock town centre which offers a more comprehensive
range of amenities including shops, schools and leisure facilities.  The Peak District National Park is within a
couple of miles to the north.

Directions

The approach from Matlock is via
Alfreton Road (A615) heading east and on entering Tansley bear left into
Oaksedge Lane.  Continue through the
village of Tansley into Tansley Knoll following the road along until eventually
going out into open countryside, then bear right into Foxholes Lane, follow the
road along and where the road bears sharply to the left a timber building can
be seen on the right hand side with vehicular access of Foxholes Lane.  This represents the southern boundary of the
land being sold.  Continue along Foxholes
Lane and all the land to the right is included.

Tenure

Freehold but
mortgagees not in possession and therefore is sold subject to any occupancies
or tenancies that may exist at the time of completion.

Conditions
Of Sale

The Conditions of Sale will be deposited at the offices of the auctioneers and
vendors solicitors/licensed conveyancers seven days prior to sale and the
purchaser shall be deemed to have knowledge of same whether inspected or
not.  Any questions relating to them must
be raised prior to 11.30 am.  Prospective purchasers are advised to check
with the auctioneers before the sale that the property is neither sold nor
withdrawn.

The purchaser will also be deemed to have read and understood the auction conduct
notes printed within the sale catalogue.

Note

Prospective
purchasers will need to register within the auction room before the sale
commences.  Two items of identity will be
required together with an indication of how a contractual deposit will be paid.  We do not take cash or credit card deposits.

The sale of each lot is subject to a buyers contract handling fee of £500 (plus
VAT) payable on the fall of the hammer.
