The site in question has been used by Derbyshire County Council as a depot for many years and occupies a convenient and prominent location fronting the A6005, about quarter of a mile to the west of Breaston village centre, and very well located for ease of commuting access to Derby, Long Eaton, Nottingham and the M1 motorway.

The site contains various buildings and hard standing areas.  The planning consent obtained was granted by Erewash Borough Council in relation to a scheme of nine, two bedroomed dwellings.  An illustrative layout which formed part of the planning application is appended to  these particulars.  However a developer may wish to consider a scheme that accommodates three bedroomed housing and some added floor space prior to a full consent application.

Residential housing is located to the western and northern boundaries, with a former playing field to the eastern side.

The site has the benefit of outline planning consent granted by Erewash Borough Council under reference ERE/0812/0048 dated 25th October 2012.  A copy of the decision notice together with the accompanying drawings are available from the auctioneers on request – alternatively from Erewash Borough Councils website.

The Conditions of Sale will be deposited at the offices of the auctioneers and vendors solicitors/licensed conveyancers seven days prior to sale and the purchaser shall be deemed to have knowledge of same whether inspected or not.  Any questions relating to them must be raised prior to 11.30 am.  Prospective purchasers are advised to check with the auctioneers before the sale that the property is neither sold nor withdrawn.
