Property Description

A highly infrequent opportunity to acquire a superb residential
building site on land located behind numbers 124-138 Alfreton Road, accessed
off a private service road, and within a short walk of the village centre with
its range of shops, post office, primary/junior schools and other
facilities.  Little Eaton is a
consistently popular residential village, less than three miles north of Derby
City centre, within easy commuting distance and fast access onto the A38 with
links to the A52 and the M1 motorway.
Nottingham, Leicester and Birmingham are all within easy reach in
addition, and Little Eaton lies within the noted Ecclesbourne School catchment.

The site is understood to extend to 0.591 hectares (about 1.48
acres) and planning permission has been granted for the construction of six
superior four and five bedroomed residences which, on present values will have
a gross development value of between £2.75 and £3 million pounds.

The architects potential layout scheme illustrates three house
types, being a mixture of four and five bedroomed residences with floor areas
of between 1,800 and 2,100 sq ft (not including double garages).

The site has an existing private drive access which will be
widened on development by the inclusion of part of the front and north side garden
of number 138 Alfreton Road.  The houses
will be west facing and at rear will have a woodland backdrop.

Planning Details

The site has the benefit of outline consent for the erection of
six dwellings granted by Erewash Borough Council on 14th December
2011 under reference ERE/0511/0003.  A
copy of the decision notice together with drawings relating thereto, are
available from the auctioneers upon request.

Directions

From Derby City centre proceed along
Frank Whittle Road until reaching the A38 intersection at Abbey Hill
roundabout.  Take the third exit and
follow the signs for Little Eaton.
Continue for half a mile and enter the village.  The service road from which access to the
site is gained, will be found on the right hand side opposite the Queens Head
public house, and the driveway approach is between numbers 138 and 142 Alfreton
Road, on that service road.
