Property Description

DRAFT DETAILS ONLY.

Whilst the site has access from and frontage to Warner Street, it
is located to the rear of numbers 270-272 Burton Road, and is also accessed on
foot from Burton Road via Argyle Street.

It comprises former car park and garden and is located opposite a
row of Victorian town houses.

The original planning application which was granted was for a
layout of three bedroomed town houses.
This permission has expired but it is considered highly likely that a
revised application would receive favourable consideration, and perhaps the
layout should be in the form of two bedroomed town houses, which may be more
appropriate to the first time buyer and rental markets.

Expired Planning
Consent

The site had full planning permission for the erection of six dwelling
houses (three bedroomed in extent) granted by Derby City Council under
reference DER/07/07/01267/PRI dated October 2007. A  copy of this expired decision notice together
with the drawings relating thereto are available from the auctioneers on
request.
