The Cockpit is a small enclave of historic cottages within a short
no-thoroughfare, opposite water lane, to the south side of the town centre.

Years ago, number 15 used to be a small one bedroomed stone built
cottage but has fallen into disrepair and has long since been unoccupied.  Attached to it is a large garage workshop, part
with former loft over, and a yard area which could also be covered in.  There is an area of grassed bank with trees
to the left hand side of the cottage.

Whilst the premises have been latterly used for garaging and
workshop use, the premises lie within the context of residential dwellings, and
there may be potential for renovation and extension of the original cottage to
form one enlarged residential dwelling.

(Derbyshire Dales District Council).

THE COTTAGE – 15 The Cockpit

A two storied former dwelling broadly having one ground floor room
and one first floor room, although he floor has collapsed.

Internally measuring approximately 20' x 23'9" plus recess behind
the cottage, having double door approach and with water and electricity
connected.  It is believed that
internally there were two former compartments but now run together, and with
former loft over part.

To the north side of the building is a yard area with connecting
access both from workshop and The Cockpit.

It is understood that an area of the grass bank, interspersed with
self-sown trees, to the left of the cottage, also forms part of the title.

Directions

If approaching Wirksworth from the south
side, proceed along Derby Road and, just after the mini traffic island junction
with Summer Lane, the opening for the Cockpit (unsigned) is immediately on the
left hand side after the first dwelling.
Visitor parking is best confined to Summer Lane or Water Lane opposite
in the first place.
