the front.  There is also parking at the
head of Heathcote Close.

Planning consent has been granted for a three bedroomed detached
dwelling. T he site provides considerable privacy and quiet, tucked away off
the public road yet within easy access of local facilities.

The approach is via Edithwood Close, off Wilmington Avenue.  If constructed in accordance with the
planning permission the property would provide two floor accommodation

Planning Details

The property has the benefit of planning permission, originally
granted in 2008 but with extension of time limit granted in 2011
(DER/06/11/00705/PRI).  A copy of the
decision notice is available from the auctioneers on request together with
accompanying drawings.

A copy of a report by Future Amtec together with a letter from
Severn Trent Water Limited which indicates that there are no public sewers
shown on the statutory map of sewers within 3 metres of the proposed building
works, and as a result building regulations 2000 Part H4 does not apply.  Copies of the report and correspondence are
available.

Directions

From Alvaston centre proceed along
Shardlow Road, turning right onto Field Lane, crossing Holbrook Road and
continuing to the end of Field Lane before turning left into Wilmington
Avenue.  Take the first turning on the
4right into Edithwood Close and the second turning on the left into Heathcote
Close.  Park in the designated area at
the end, and walk along the public footpath over to the left hand side.  The site will be found to the left of number
11.
