Property Description

An infrequent opportunity to acquire a riverside site having
vehicular access and a frontage of approximately 75 metres to the River
Trent.  It is ideal for use as a private
leisure area from which fishing and water sports can be enjoyed.

The site includes three fishing platforms and a concrete
slip-way,  at a point where the River
Trent is suitable for rowing and canoeing.

The site has the benefit of planning consent for the erection of a
replacement storage building, virtually opposite the slipway.  This would replace the existing building as

required by the local planning authority.

The site is well enclosed, adjoins a public footpath but has
vehicular access through secure double gates.
Riparian Rights are included.

Planning Details

The site has the benefit of planning consent granted by East Staffordshire Borough Council under application number P2010/01139/JPM dated 14th
October 2010, a copy of which is available from the auctioneers on request.

Viewing

By appointment with the agents.

Directions

From the Trent Bridge turn right at the
traffic lights signposted A444 and proceed to the next traffic island.  Continue straight over (second exit) and
after a short distance turn right into Ferry Street.  follow the road to the right and then round
to the left.  At the end of the row of
terraced houses on the right hand side, turn right into a short cul-de-sac
(almost opposite Frederick Street) and the gated entrance to the site will be
found straight ahead.
