very large former miners welfare building represents an excellent opportunity

Detailed planning consent was approved by Amber Valley Borough
Council on 5th August 2010 under office code AVA/2010/0203 to

The site itself is pleasantly situated on Goose Lane which is a
long driveway providing access to Ormonde Fields Golf Club and the site itself
backs onto Codnor Cricket Ground and enjoys views over open fields to the
front.

Codnor itself has a good range of amenities including shops, school and leisure
facilities.  Both Ripley approximately a
mile and a half away and Heanor approximately two miles away provide a broader
range of amenities.  The A38 which is approximately
two miles away provides swift onward travel to the north and south, other
nearby regional centres and the main motorway networks.  Derby City centre is approximately eight
miles to the south offering a more comprehensive range of amenities.

The site extends to approximately 0.38 acres and currently has
consent for the conversion of existing buildings to form four dwellings.  It is considered that the site may be
suitable for alternative use either by using the existing buildings or part of
some new scheme or indeed a possible alternative residential scheme.  Clearly both of these would be subject to a
new planning approval.

Directions

The approach from Derby is via the A38
heading north, leaving the A38 as signposted for Ripley and following the A610
Nottingham Road.  Skirt around Ripley
continuing along Nottingham Road towards Codnor and upon entering Codnor
proceed up Glasshouse Hill (A610) until reaching the Market Place.  Bear left at traffic lights continuing on the
A610 as signposted for Nottingham and Eastwood and then take the first turning
on the left hand side into Goose Lane towards Ormonde Fields Golf Club.  The former Miners Welfare is situated on the
right hand side as denoted by our for sale by auction board.
