Property Description

Located in the heart of the old village, with 21.5 metre frontage to Morley Lane, an opportunity to acquire former Methodist Chapel premises with immense potential.  Stanley is a sought after residential village, most conveniently situated for ease of access into Derby (about six miles), Ilkeston (about five miles) and other centres.

The chapel itself dates from 1882, with a much later school room addition with modern disabled wc facilities, and fitted kitchen.

Whilst planning consent has not been sought, architects have drawn up a feasibility study as to alternative uses, and the local planning authority has indicated an application for conversion to a four bedroomed dwelling, as per the architects layout, might be given favourable consideration.  However interested parties should make their own enquiries.

The buildings are not listed but are located within a conservation area, and the accommodation currently comprises

Church Meeting Hall 42'9" x 22'11"

Having five central heating radiators, five multi paned sash windows and with suspended ceiling but eaves height sufficient to accommodate a first floor.  Linking double doors to

School Room 25'10" x 16'

With fitted gas fire, two central heating radiators, independent external access.

Modern Fitted Kitchen 11'2" x 7'6"

Having two ranges of work surfaces with base cupboards beneath, one having inset stainless steel sink and a four ring gas hob, uPVC rear entrance door.

Disabled WC Facility

Recently redesigned for wheelchair access having non-slip floor, wc, wash basin and central heating radiator.

Outside

Good sized car park area to front with wide access to Morley Lane.  Separately there is a concreted forecourt with wrought iron railings to the front access, and a side footpath leads to a brick built Boiler House with modern gas fired central heating boiler.

Montague Architects Limited have been retained to draw up a feasibility study into reuse of the buildings for residential purposes.  The plan, a copy of which is available upon request, suggests a layout incorporating a large entrance hall with three flight stairs off to first floor, cloaks, lounge, separate dining room, study, kitchen with utility room off, four first floor bedrooms, one with en-suite facilities and a main bathroom.  Garden to front with driveway, turning area and attached garage.

It should be noted however that no planning application has been submitted in relation to this scheme but informally the local planning authority have suggested that it might receive favourable consideration subject to formal application.

Directions

From Derby City centre proceed to the Pentagon island and take the first exit onto Sir Frank Whittle Road.  At the first traffic island take the first exit onto Mansfield Road, continuing up the hill and away from the built up area.  Quarter of a mile thereafter take the first hand turning on the right onto Lime Lane (signposted Stanley Village) and continue for approximately one and a half miles into the village itself.  Morley Lane is a left hand turning on the right hand bend by the White Hart pub and the Chapel will be found after short distance on the left hand side.
