Land

Property Description

A rare opportunity to acquire grazing land on the edge of Oakerthorpe, most convenient for Alfreton and further afield forming land off Chesterfield Road but also having frontage with gate to Holm Lane (B5035 for South Wingfield).

The land is contained within five enclosures and has a westerly slope running down to a stream.  It is surrounded by secure, stock-proof fencing with internal electric fencing.

The stable block (constructed of block) of 40’ x 20’ external (12.2m x 6.15m) has a 16’6” canopy with hard standing areas to front, perimeter fencing and driveway approach off Chesterfield Road.

Within the stable block are four stables, a tack area and a kitchen area, together with a large central area having two external doors.  Mains water and electricity is connected and there is also a mains trough in one of the fields.

The stables also have external security lighting,  a telephone point and a double sodium floodlight. Adjacent to the stable block and its yard is a further small grass paddock containing a goat pen, hen house and summer house.

The main access to the land is from Chesterfield Road adjacent to Heber Cottages, whilst there is a secondary vehicular access off Holm Lane.

Adjacent to the stable compound there is parking for a number of vehicles.

An inspection is strongly recommended, but by telephone appointment.

NOTE :

The auctioneers are given to understand that some interest has been expressed by more than one housing association in acquiring this land in the future, subject to all necessary planning consents.

Directions

If approaching from Alfreton take the A617 proceeding out of the built up area for about one mile (passing golf course on left hand side) as far as the traffic lights.  Turn left onto Chesterfield Road and continue for about 150 yards before turning right into a driveway just beyond Heber Cottages and on the brow of the hill.
