Property Description

DRAFT DETAILS ONLY

Occupying a popular and convenient location the sale of this two bedroomed semi detached cottage style property represents a rare and interesting opportunity to acquire a pleasant cottage with a good sized garden to the rear which extends to approximately ¼ acre or thereabouts.  The property itself is currently let on an assured shorthold tenancy from March 2009 which expires in March 2010.

The garden was granted planning consent for the erection of four properties in 2006.  This involved the demolition of the existing cottage to form the access to the site.  This planning consent has since lapsed though it is considered possible that a new consent may be granted subject to a new application.

The gas centrally heated accommodation briefly comprises entrance porch/utility room, dining kitchen, sitting room, bathroom, two double bedrooms at first floor, garden to rear and off road to the front.

Somercotes is a popular area with a good range of amenities available locally including shops, schools and leisure facilities.  Alfreton is situated approximately a mile to the north and Ripley is approximately 2½ to the south-west.  Junction 28 of the M1 motorway is situated approximately 3 miles to the north-east providing swift onward travel to the north and south.

Planning Details

Planning consent was approved by Amber Valley Borough Council under office code AVA/2206/0290 on the 5th September 2006 for the demolition of 409 Somercotes Hill and construction of four new three bedroomed dwellings.  The consent was for 3 years and therefore expired in September 2009.

A further planning consent (AVA/2007/0477) has been granted for the erection of two dwellings and associated driveways on the land edged blue on the attached plan. This area of land is outside of this freehold sale (edged red).
