Property Description

The site lies off the main Sherwood Rise within what is a quiet backwater, and adjoining school playing fields.  It is within convenient distance of Mansfield Woodhouse town centre, particularly convenient for transport links, schools, amenities and retail parks, yet almost enjoying rural peace and privacy.

A level site, broadly triangular, and with a frontage to the road of about 25 metres. It forms part of the garden of number 12, which will also be for sale at a later date, thus enjoying the context of established garden surroundings.

Planning consent has been granted for a two/three bedroomed detached chalet style house.  An application for a minor amendment has been lodged which will increase the parking spaces to three to the new property, and therefore allow for the possibility of a garage to the side of the new house to be built if a purchaser desires.

If constructed however in accordance with the approved drawings, the accommodation will briefly comprise an entrance porch, entrance hall with cloaks/wc, lounge, dining room, kitchen, utility room, conservatory and family room (or third bedroom).  At first floor level are two bedrooms and a shower room/wc.  The arrangement has been designed with the disabled in mind. The internal layout however could be adapted to suit and treated as an amendment to the existing planning consent.

Externally there are gardens to front and rear and two car parking.

Planning Details

The site has the benefit of planning consent granted by Mansfield District Council under reference 2009/0697/NT dated 10th December 2009, a copy of which is available from the auctioneers upon request together with the approved drawings.

Location

Sherwood Rise is situated off Debdale Lane and to the opposite side of Sherwood Rise there has been significant new development undertaken by Belway Homes.  Once into Sherwood Rise, take the first available turning on the right onto an un-adopted road and follow it for some distance where the site will be identified on the left hand side by our for sale board.  It is understood that the local authority intend to carry out improvements to an adopt Sherwood Rise.
