Property Description:

DRAFT DETAILS

A rare opportunity to acquire a four bedroom Victorian property in one of Mortimers most sought after roads. The house is in need of modernisation throughout (including heating system) and holds huge potential, including extending subject to planning permission. No onward chain.

We have been advised by the vendor that there is potential to gain planning permission for a single storey ground floor extension which was granted on 17/09/2002, and lapsed on 17/09/2007. Please see legal pack for more information.

We have also been advised that the loft conversion(see in photos) could take place under permitted development that could be granted by West Berkshire County Council. Building regulations approval will be necessary if converting to liveable space. Prospective buyers are advised to make all necessary independent enquiries before placing their bid, as this will be binding.

Great opportunity for potential investors, developers, and builders.

Note:

Please be advised that the auctioneers have not personally inspected the property. Prospective buyers are advised to make a viewing enquiry and any other necessary independent enquiries before placing their bid, as this will be binding.

Note:

Relevant planning documents can all be found in the legal pack.

Tenure:

Freehold. Vacant possession upon completion.
