The lot consists of two adjoining plots of land (edged in red and highlighted in yellow on the plan), which are situated to the rear of existing residential properties. Part of the land faces towards the busy A56 and there may be potential for small advertising panels facing the A56 subject to all prior necessary consents. Prospective buyers must make all necessary independent enquiries in this respect for their specific, intended use prior to placing their bid, as this will be binding.

We are informed by the seller that the plots are overgrown/woodland or similar. Buyers are to rely on their own enquiries only as to any potential future alternative uses of any part of the lot. The plan shown in our advertising is for display purposes only and the property is sold as per the plan in the legal pack. The lined area in green shows where a right of way is intended to be in place. The land is being offered with a nil reserve.

We are informed by the seller that the trees immediately planted and growing in the elevated embankment between the plots hereby being offered at auction and the main A56 By Pass is separately owned and managed by Highways England.
