Location:

The property is located at the junction with Market Street (A547) and Chapel Street (A458) within Abergele town centre which lies approximately 5 miles West of Rhyl and 7 Miles East of Colwyn Bay town centres.

Tenure:

We understand the property is freehold subject to the following tenancies:

25 Market Street - let on a 15 year FRI lease from 29/06/2013 at a rent of £11,000 per annum.

1 Chapel Street (tenancy agreement refers to 1A)- let on a 3 year FRI Lease from 01/08/2019 to at a rent of £3,120 per annum.

2/3 Chapel Street - This is currently vacant. This unit could be rented in three separate components comprising a restaurant, takeaway and apartment, which has its own entrance. The tenant has not been in occupation for some time and the lease has come to and end. The registered leasehold title is historical and the sellers solicitors are closing the title at the Land Registry.
