Location

Ockeridge Lakes are located in a rural location, surrounded by farmland and situated off Hockhams Lane between Ockeridge and Little Witley, to the south of the A443 approximately 9.3 miles west of Droitwich and 14 miles south of Kidderminster.

Property Description

The property comprises four artificially created lakes, which the current owners have made available for Society Members and to the public on a day ticket basis and as a venue for hire by other clubs and organisations for match fishing.
The fishery is approached by a private track and comprises 3.95 acres with the four lakes as follows.
Lake 1 - 0.47 acres, Lake 2 - 0.49 acres, Lake 3 - 0.52 acres in total and Lake 4 - 0.67 acres.
Total Water Area: 2.15 acres.
We are advised that the lakes vary in depth from between 4-6 ft. to 7-9 ft. Each lake benefits from concrete peg bank staging and the lakes each include a mushroom aerator powered by a Pramac 4000 gas powered generator.
We are advised the fishery is stocked with a variety of fresh water fish including carp, tench, bream, roach, perch and ide. We further understand that the current owners introduced common and mirror carp in February 2009.
The fishery benefits from a car park for anglers which include two metal container type structures, one of which is used as a maintenance workshop by the fishery bailiff and the second as a store room. There is also a hut providing WC facilities.
A schedule of equipment to be sold with the property, together with details of income and current costs, including that of the full time bailiff will be available within the legal pack.
