Step back in time with SDL Property Auctions this March

Period properties are proving popular this month as SDL Property Auctions launches their March catalogue, featuring over 200 lots from across the UK.

Melbourne House in Derby City Centre presents a great opportunity for anyone on the search for a substantial project to get stuck into. With Grade II listed status, this late Victorian Gothic style villa sits on a large plot of approximately 0.37 acres and would make a fantastic purchase at its guide price of £595,000+ (plus fees).

Managing Director and Auctioneer Andrew Parker said: “This really is a rare opportunity to acquire such a prominent building so close to Derby City Centre. It has period features in abundance, and it doesn’t take a property expert to know that its beautiful exterior is hard to replicate. It has plenty of scope for a variety of uses due to its size and scale, with there being huge potential to convert into an HMO, self-contained apartments or even a business premises, all subject to the usual planning consents being obtained.”

Derby also features a property from a different era too – 89 Worcester Crescent is a quirky 1960s semi-detached property which still features a number of its original features from the era. With striking wallpaper throughout, this property could become a lovely family home with a touch of TLC, while retaining elements of its original state. Investors and budding developers alike are sure to be interested with a guide price of £80,000+ (plus fees).

Rolling back the decades in Waverton in Chester is 1 Brown Heath Road  thought to date back to the late Victorian or early Edwardian period. The property is already in great condition, with a number of its period features still remaining throughout. Situated in a well-established residential location, popular with young professionals and families, this is ready to go family home simply waiting for the right buyer, being offered at a guide price of £190,000+ (plus fees).[EH3]

For a slightly larger investment property, the former Coaching Inn Hotel in Wigan which dates back to the late 1800s could be just the tonic for any local landlord. Previously sold at auction in 2018, the then hotel has been transformed into a 24-bedroom, fully licenced and occupied HMO which currently generates an income of £94,200 per annum – with potential for this to increase to £129,600 per annum. With many of its external period features still remaining, this property’s guide price of £695,000+ (plus fees) is incredibly attractive.

The piece de resistance for the month however is currently live in Timed Auction – The South Wing of Clifton Hall, with a guide price of £1,950,000+ (plus fees) is one of the most outstanding Grade I listed buildings in Nottinghamshire. The Clifton family are able to trace back their lineage to Alvaredus de Clifton, a Norman Knight who was appointed Warden of Nottingham Castle during the time of William the Conqueror. The history of the hall dates back to the 11th century but was remodelled towards the end of the 1700s. Stepping into Clifton Hall is truly like taking a step back in time, any budding Lady Whistledowns or Elizabeth Bennetts could find the home of their dreams.

Andrew said: “It is fantastic to see a property such as Clifton Hall come to auction – it really is a sight to behold and almost has to be seen to be believed. At SDL Property Auctions, we pride ourselves on being able to bring any property to auction – from two-up two down terraces, to period estates such as this – it will be fascinating to see what it achieves”.
